Dahlonega, GA Market ReportThe last six months of single family sales in Dahlonega remains strong. 27 homes sold in May, 24 in September and 20 in December 2022. The median sale price in May was $399,900 then saw a decrease to $352,450 and increased to $372,000 in December, with a 100% list-to-sale price ratio.Inventory remains steady for active single family listings at 50 today, in GAMLS®. Dacula, GA Market ReportSingle family home sales increased slightly in December from September 2022. The median sale price fell from $460,000 in September to $425,000 in December, while the list-to-sale price ratio increased from 96% to 99%. Inventory for active single family homes is down from 169 in our early October report to 151 today, and the median list price is up from $465,000 to $474,939. It's taking longer for homes to sell - we saw homes going under contract in just 17 days in mid June while today, homes are on the market a median 75 days. Seneca, SC Market ReportSingle family home sales were down 20% in December 2022 from our snapshots in May and September. The median sale prices were down from September, but were $10,000 over the median sale price of $300,000 in May of 2022. List price - to - sale price ratio slipped 3% at the end of 2022, as reported by WUMLS®. Looking ahead as we close out January, there are 94 single family homes for sale in Seneca today, down slightly from our October report of 98. Mt Pleasant, SC Market ReportWhile the median sale price for single family homes sold in Mount Pleasant dropped about 7% from Sept 2022 to December 2022, the number of sales remained about the same and the list price - sale price ratio increased 2% as reported in CTMLS®. Median list prices for new listings increased from $999,999 in early October to $1,047,495 today. There are 33% fewer homes on the market today, and homes are on the market a median of 27 days longer. We will be watching the market as we move into spring - for now, buyers have more time to make decisions and sellers are still getting very close to asking, if not full price on their homes though it's taking a little more time to sell.
